RICS Level 1 Home Survey

The most concise of the three RICS home survey levels. A visual inspection with condition ratings, suited to modern, conventionally built and apparently well-maintained property.

Best suited to

  • Modern houses and flats in conventional construction
  • Property that appears well maintained
  • Buyers who want a professional condition check rather than a full defect analysis

What a Level 1 does not do

A Level 1 does not test services, lift floor coverings, or advise in detail on repairs and maintenance. It will not usually be the right choice for a solid-walled stone cottage, a converted barn, a listed building, or anything that has been substantially altered.

If the property warrants a higher level, you will be told so before you instruct — including where that means a smaller fee is not appropriate.

Who carries out the inspection

Every inspection is carried out by James Buckingham BA (Hons) MSc MRICS, and every report is written by him. There is no site team and no outsourced report writing.
