RICS Level 2 Home Survey
The standard choice for conventionally built houses and flats in reasonable order. All reasonably accessible areas are inspected, defects are explained, and repairs and maintenance are advised on.
Best suited to
- Conventionally built houses and flats of most ages in reasonable condition
- Buyers who want defects explained and put into context
- Property where there is no obvious structural concern

When a Level 3 is the better choice
Where a property is older, larger, extended, converted, listed, of solid stone or timber-framed construction, or where damp or movement is visible, a Level 3 Building Survey is usually the more useful document because it deals with causes and repair options rather than condition alone.
Turnaround
Turnaround is agreed when you instruct and it is honoured, because the practice caps its caseload at twelve assignments a month.
The other levels
RICS Level 1 Home Survey
The most concise of the three RICS home survey levels. A visual inspection with condition ratings, suited to modern, conventionally built and apparently well-maintained property.
RICS Level 3 Building Survey
A detailed inspection of the structure and fabric, setting out the causes of defects, their likely consequences, and the options for putting them right.
